The Title Register consists of two essential documents: the Title Plan and the Title Register itself. Both documents are intended to be read together. For example, the Title Register provides a description of the property by referencing the land outlined in red on the Title Plan.

What sections are found in the Title Register?

The Title Register is divided into three distinct sections:
  • Section A: This section describes the property, including the date of its initial registration and the type of tenure (freehold, leasehold, commonhold). It also outlines any rights associated with the property, such as rights of light, access, or way.
  • Section B: In this section, you can find the owner’s name and address, the date of their purchase registration, the purchase price, the Class of Title, and any relevant notices or restrictions that may affect their ownership rights.
  • Section C: The third section provides information on charges, mortgages, and other burdens affecting the land, such as restrictive covenants.

How can I obtain the name and address of a property owner?

To find the name and address of a property owner, you can refer to the B section of the Title Register. In this section, you will discover the owner’s name and address. It’s worth noting that each owner may have up to three different registered addresses, including an email address.

What should I do if the property owner has changed addresses?

If the property owner has moved and not informed the Land Registry of their new address, it may still be possible to trace them using the Title Register. By checking the C section of the register, you can determine if the property is subject to a mortgage. In such cases, you can send a stamped address envelope to the mortgagee (who typically knows the owner’s current address) and request that your letter be forwarded to the owner.

How long does it take to receive ordered documents?

Typically, you can expect to receive your documents within one hour of placing the order during office hours. If the order is placed outside office hours, you can usually expect to receive the documents by 10 am on the next working day.

How can I find out the purchase price of a property?

If the property was registered after April 2000, the purchase price will generally be indicated in the B section of the Title Register, unless an exemption has been granted through a successful application.
